As the third warehouse in the development, Prairie Business Park III surpasses the first two buildings in size, offering 300,000 square feet of Class A warehouse space. Located on S. James Street in Grimes, Iowa, it is constructed from 264 precast concrete panel walls and features ESFR sprinklers and a 32-foot clear height ceiling. This ceiling height can increase pallet capacity by 20 to 25 percent compared to 24- foot clear height ceilings.

Additionally, Warehouse III offers expanded trailer parking options, making it highly appealing to larger users. The facility is designed to accommodate multiple tenants, with storefronts facing James Street and docks at the back capable of handling large truck deliveries.
